Grand Junction or Mesa County?
Inside Grand Junction City Limits
The city’s ADU program allows one detached accessory dwelling unit on a lot with a single-family home. Habitable floor area is capped at 900 square feet, the ADU doesn’t need its own parking space, and you’ll need a Planning Clearance before the building permit. Placement and setbacks depend on your zone district, which the lot check sorts out for you.
Unincorporated Mesa County
A Grand Junction mailing address doesn’t always mean city rules. Homes in places like Clifton, Whitewater and parts of the Redlands and Orchard Mesa fall under Mesa County’s own ADU guide, which requires planning approval before the building permit, and septic properties need that system checked. The lot check tells you which jurisdiction your parcel is in.
Why check before you pick a floor plan? Two backyards with the same ADU can cost very different amounts. Access, slope, sewer and water runs and where the house sits all move the number. Our ADUs typically take 90 to 115 days to build once permits are in hand, and getting the layout right up front is the fastest way there.

Questions We Hear a Lot
Is the lot check really free?
Yes. Checking your lot, placing plans and seeing starting prices costs nothing, and you don’t have to talk to anyone to use it.
Is this an official zoning answer?
No. It’s a planning tool built from public parcel maps and the published code. Lot lines on county maps can be off by a few feet, and the City of Grand Junction or Mesa County makes the final call. A survey and a planning review confirm everything before you build.
What happens after I send it to you?
It comes straight to our team. We’ll look at your lot, your plan and your goals, then reach out to set up a free consultation and a site visit.
